A state board has unanimously approved modest price increases and a higher income limit for South Dakota’s Governor’s House affordable housing program.
Starting July 1, home prices will rise by about 2–3%, with two-bedroom units increasing to $89,000 and three-bedroom homes to $99,000. Officials said the smaller increase compared to last year is largely due to rising fuel costs tied to delivering the homes.
The program, which builds homes using inmate labor, is also expanding eligibility. Buyers can now earn up to 100% of the state’s median income—about $103,400—making it easier for more families to qualify.
Board members also approved a new mortgage assistance program offering low-interest loans of up to $10,000 for manufactured home buyers.
State housing officials say the updates aim to address demand for more affordable housing options across South Dakota.
